| I have handled other similar "farmettes" over the years, but what is different about this one is that the house is situated far off the road at the back end of the land rather than a stone's throw from the state road. This property is 1/2 hour west of Winchester, Va., 10 minutes from Capon Bridge, WV, and 15 minutes from the Va/WV state line on Rt.50. The home is situated on 11.381 acres, which is mostly level pasture land. The lot is rectangular shaped, at close to 600' wide by 1000' deep. The land is not fenced, but is quite suitable for adapting a few horses, cows, or other farm pets. The old home has plenty of potential. It is quite livable in it's present state, but it needs a load of work. Tax records indicate the home was built in 1920, but the owners feel certain the home is much older. There are mostly old pine floors throughout, even though some have been covered with carpet. Begin the tour at the large, covered rocking chair front porch. Through the front door into the entrance foyer you can either access a staircase to go upstairs, try the side hall leading to a rear covered porch, or dining area. Also off the foyer is a room that could be a main level bedroom (has closets). The main spacious livingroom is also accessed off the foyer. The nice sized diningroom has a stone chimney with a woodstove, and a built-in china cabinet. The kitchen is around the corner, not large, but adequate. An enclosed side porch has been opened up to create a breakfast area, laundry corner, and access to the only bathroom. | The upper level has four bedrooms; the rear one can be accessed from a back stairway from the kitchen to avoid having to cross one bedroom to get to this rear one. The masterbedroom has direct access to an upstairs covered porch (needs major work). This unfinished porch area has some plumbing installed with thoughts of a second bath. (hey, the roof doesn't leak) There is also a second upstairs porch, not enclosed, but covered. The house has 2080 sq.ft. finished, but shows larger, most undoubtedly because of the side porches. The source of heat is an oil, forced air furnace, and a woodstove in the diningroom. There is no air conditioning. The electrical service has been upgraded, and the property is serviced by a well and septic system. Some of the windows have been replaced. An old barn on the property is in need of total rehab, and a nice old storage building on the property is in decent shape. The exterior of the home is aluminum siding, and the roof is metal. Annual taxes to Hampshire County are $705 (primary residence rate). I have other exterior photos I can email to you. The price is an affordable $249,900. The MLS# is HS6785144. Directions to the property: From Capon Bridge, continue west on Rt. 50 for 2 miles. Make a left onto Dillons Run Road. Drive down Dillons Run for approximately 3 miles. Watch for the George Glaize real estate sign on your right. The Box # is 37BK, and the name Wolford is on the box. Please schedule an appointment. |
