One of 6 lots to choose from in Shawneeland, a recreational community just 15 minutes from Winchester, Va. These wooded lots are just begging for a chalet or nice log home to be built, with potential for winter vista and mountain views.  These beautiful lots offer level homesites; unusual for mountaintop locations. This community offers mostly hard surfaced roads, and community amenities include a beach area, large fishing/swimming/rowboat lake, and playground. The county maintains the roads (sanitary district fee runs to $300 per lot, annually, once improved, $160 per lot unimproved), and there is no organized homeowner's association.  There are also no architectural reviews to worry about, only Frederick County codes to abide by. Elevations are to 1500 ft., and well and septic are necessities.  The top of the mountain is somewhat secluded and private, but by no means isolated. Road access is excellent.  Ask for individual  plats:                                                                            Lot 57   .50 acre $9,900   Lot 63   .46 acre $9,900 Lot 113 .46 acre $9,900   Lot 128 .46 acre $9,900 Lot 70  .46 acre $16,900  Lot 72 .46 acre $16,900 Frederick County, Va. real estate taxes are currently about $16.00 per lot.  None of the lots have a current septic permit. Neighboring lots have systems recently installed or approved, from conventional to alternate. The development of Shawneeland was conceived in the 1950,s, with many styles of modest cabins and A-frames spread throughout.  There are still thousands of undeveloped lots, with quite a bit of new construction going on the past few years.  There are very few lots that offer views such as offered from this lot. The view is to the east, with Winchester as a backdrop.  The Winchester Medical Center is about a 20 minute drive. The MLS# is  FV6839537

Directions to the property:   This property has very easy access.  From Winchester, Va., 50West & Rt.37 Bypass, travel 50West for 5 miles, left on Back Mountain Road, 4 miles to right on Rosenberger (next to Tom's Market.) Left on Tomahawk Trail,  stay on Tomahawk for possibly 2 miles, to a left on Wolf Spring Trail. Tomahawk will turn from hard surface to gravel as you pass Wolf Spring on your left. Make that left.  Go to top of mountain, and make the 1st right onto Bear Trail. (Road sign is missing, but it will be the 1st right as you approach the top of the mountain (just before Cub, which is where Wolf Spring deadends)). Look for signs on your left. After your first trip to the top, I will be happy to accompany you.
