This rustic log cabin is located in the mountains of Frederick County, Va. The subdivision is known as Trails End. This is a rural
subdivision with 14 lots, half of which have homes on them. The other homes in this community are much larger, and for the most part,
very rustic. Many of those homeowners have become full time residents. Trails End does have some restrictions and covenants to
protect your investment. They are fairly minimal. Hunting is not allowed. This log cabin fits in well with the community, but is compact in
size. There is potential to enlarge, or enjoy as a great weekend getaway. Total square footage of the cabin is 1320. This does include
the lower level (considered a basement as part is below grade). This entrance level has the kitchen, livingroom w/wood burning stove,

owner had started reroofing with cedar shakes, but has failed to complete the work. There are other parts of the cabin that need
attention, but this is all reflected in the asking price. This property is serviced by it’s own well and septic system. The 10.75 acre lot is
fully wooded with tall hardwoods, and natural rock outcroppings. This community collects an annual fee of $363. to maintain the gravel
roads within the subdivision. Annual taxes to Frederick County, Va. are $770. This cabin is priced firm at $110,000. This one is

Directions to the property: From the end of I66, (coming from Linden, Virginia, west), stay left to continue onto I81 South, heading
towards Strasburg. Drive 4 miles, taking the 2nd I81 Exit (exit 296) from Strasburg onto Rt.55W (towards Wardensville WV) You are
going to drive approximately 12 miles on Rt.55W, to the entrance of Trails End Subdivision, on your right. You are on Trails End Drive.
