This neat 5 acre lot is in Ritter's Hidden Valley, a recreational community 1/2 hour west of Winchester, Va. Ritter's is in Hampshire
County, WV, about 10 minutes past Capon Bridge, WV. I have talked about Ritter's Hidden Valley with other listings. This community is
comprised of about 1600 acres, with 20 miles of roads, and typically 5 acre lots. The community offers Dillons Run Trout Stream that
runs through the length of this subdivision, with a fishing lake, swimming lake (with beach area, picnic pavilion and playground), a
tennis court, hunting, and ATV privileges. This is an interesting lot. The rock outcroppings are beautiful. The lot crosses over Burger
Drive, and backs onto Hoover Young Road at the back side. The rear of the lot is elevated, and offers seasonal mountain views. Down
below the sheer rock wall is the more likely building spot, among the many rocks and trees. This area is more easily accessible from
the main road (Burger Drive) and has a gentle slope uphill to the rock wall. This lot is within walking distance to the fishing lake, and is
priced to sell at $29,900.
There is no homeowner's association in Ritter's Hidden Valley, but there is a fee associated with road and park maintenance dues,
which are $300.00 annually. Real estate taxes to Hampshire County are $291 annually. Power poles line the roads in front and back.
The land has not been perced for septic, but this soil is quite conducive to septic as the soil content is quite sandy. Hey, bring a friend
or family member. There are 3 adjacent lots that are also for sale. Ask me for details. The MLS# is HS7170293.
Directions from Winchester,Va., 50West for 17 miles, through Capon Bridge, W.Va., for additional 2 miles, left on Dillons Run Road,
3.5 miles to left into Ritters Hidden Valley. Stay on Loudoun, then left onto Old Mill Road. Drive 2 miles to the covered bridge. Cross
the bridge and you are on Burger Drive. Follow Burger around the curve, and uphill to your right. The second left (first is Warsaw) is
McQuinn Drive. Drive just past McQuinn, and look for the Cedar Creek sign on your left. The land also runs across the road to the tall
ridge on your right.
