I have talked about Ritter's Hidden Valley in other listings. This developments offers so much from affordable mountain building lots, to
convenience and great access to buyers desiring to travel no more than two hours from the Beltway. This recreational community offers
such amenities as hunting, fishing, ATV riding on almost 20 miles of gravel roads within the subdivision, hiking, camping, and the list goes
on. Dillons Run Trout stream runs through the valley of this mountain subdivision. The stream also feeds the swimming and fishing lakes.
There is a nice little beach area on the swimming lake, as well as a playground and picnic area and a well maintained tennis court. This
place is so rustic, it reminds you of a state park in it's natural state. These lots are becoming harder to come by as many buyers from the
suburbs are purchasing these for future investment, as well as building their weekend getaways. Ritter's Hidden Valley is in Hampshire
County, WV, about 10 minutes west of Capon Bridge, and a half hour west of Winchester, Va. There are over 250 lots in this subdivision,
averaging 5 acres per lot. There are approximately 135 cabins and homes, and many full time homeowners. Every lot has it's own unique
characteristics. The three lots I am offering are adjacent, so consider bringing a friend or family member. You can buy 1, 2 or all 3. These
lots are fully wooded with tall hardwoods and beautiful rock outcroppings. The lots gradually rise towards the rear, and back up to sheer rock

Each lot is 3.3 acres in size. These are terrific lots. None have been "perked", but the soil on this mountain is mostly sand, which is quite
conducive to perking for septic. I have sold tons of lots in Ritter's Hidden Valley, and I have never had a lot turned down for septic.
Electricity borders these lots, and each lot fronts on McQuinn Drive. Ask me for a larger plat if you are unable to see the one above. The
lots are being offered at $35,000 each. Taxes are presently $160 per year, and road/park maintenance dues are $300 annually, for each
lot. There is no HOA within Ritter's Hidden Valley. The annual dues maintain the roads, lakes and park area within the community. There
are a few restrictions and covenants in Hidden Valley. No mobile homes are allowed, and minimum square footage for a cabin is 575 sq.ft.

Directions from Winchester,Va., 50West for 17 miles, through Capon Bridge, W.Va., for additional 2 miles, left on Dillons Run Road, 3.5
miles to left into Ritters Hidden Valley. Stay on Loudoun, then left onto Old Mill Road. Drive 2 miles to the covered bridge. Cross the bridge
and you are on Burger Drive. Follow Burger around the curve, and uphill to your right. The second left (first is Warsaw) is McQuinn Drive.
All the land on your right side will be the lots offered. McQuinn Dr. ends as a dead end at the power lines. Ask for more photos or a larger
