This is really an interesting property.  3.12 acres, situated in the town of Capon Bridge, bordering Dillons Run Trout Stream (for over 500').  There are two old farmhouses on the property.  The homesites are elevated well above the stream, on a grassy, level, pasture land.  Dillons Run averages maybe 10 to 12 feet wide, with pockets ranging a foot or two deep.  This everflowing stream empties into the Cacapon River, a short distance downstream. Both structures appear to be out of the 100 year floodplain, according to the tax map. One of the houses has been gutted.  This would make a great future workshop, or if desired, a nice little guest cottage.  The home appears to have been well constructed, and doesn't appear to have leaks through the metal roof.  Hardwood flooring is installed throughout.  This one needs it all though, including electrical and plumbing.  The adjacent home, which is in much better condition, actually quite livable, was built in 1920.  The tax records indicate there is 1120 sq.ft. finished.  Old pine flooring pretty much graces all finished square footage.  There is a vinyl covering in the kitchen.  I am not sure what is underneath.  The main level consists of the livingroom (with oil space heater), kitchen with table space, and a room that could suffice as a main level bedroom.  This room is as spacious as the livingroom.  There is also a back covered porch. Upstairs, there is a room at the top of the stairs (hobby or 4th bedroom).  You go through a door to another bedroom, and then through that room to get to the 3rd bedroom.  As typical to the old farmhouses of "the day", there is a lack of closet space.  This is no different, although there is some storage space under the eaves.  This property is serviced by town water, but there is no septic. (No bathroom)  The town sewer runs close the property, but would have to go under the stream.  The town has agreed that a private septic system could be installed on this lot.  (Ask me about my experiences with septic in Hampshire County.  Actually, very favorable).  The exterior of both homes appears to be asphalt shingle.  The roof on both is metal. I am not sure about the foundations. The homes could be on piers, with possibly some block or concrete.  This property could really serve as a fantastic weekend getaway, but at the same time, in dire need of handyman repairs and renovations.
