Great North Mountain Wilderness.  This mountaintop subdivision sounds remote, but actually access is very good, and the land is less than 1/2 hour's drive from Winchester, Va, or Strasburg, Va (Interstate 81, or I66).  This 3000 acre subdivision was created back in the late 1980's, allowing for large parcels of land that would give the landowner enough room to enjoy for hunting, camping, privacy, and enough usable space to achieve the feeling of having gotten "away from it all".   Most of these lots were purchased by buyers that could get away from the DC suburbs in traveling distance of less than two hours. The last two miles of access road to the property are private, well maintained, gravel community roads.  There is an HOA in GNMW, and the annual dues are $300.  Electricity is already running down the road.  The property fronts on Great Mountain Lane  (Lot #13).  An entrance gate remains under lock, but each landowner has access with their own key.  Restrictions are fairly minimal  (ATV's are allowed ((sound ordinance). Minimum finished square footage is only 480 sq. ft. which would make for a nice cabin (mobile homes are now allows).The mineral rights do not convey.  Lot 13 is being offered for sale.  Great Mountain Lane is the access road cutting through the land.  This access road cuts through maybe 1/3 of the property,  leaving 2/3 of the land on the upper side of the access road.  There is a driveway cut into to the upper side, with a level, cleared pad site that offers a nice camping area. This lot is 78.79 acres, and is priced at $235,000.   The land runs some 3000 ft. to the top, where the property would border land in the state of WV.  Neither side of the land appears too steeply sloped to hike or hunt. I am sure you would have nice panoramic views with some trees cleared.  The elevations here approach 2000 ft. Approved septic sites would have to be re-approved by Frederick County, Va.  There are 16 lots past the locked entrance gate.
